Since that time I have gotten 3-4 buyers leads from the sign in his yard. I've gotten two clients, one of whom I've sold a home and listed their previous residence. The other client is looking at properties full time now with me and will buy soon.
So my question is this... I know this house won't sell at list price and recommend he lower it (he has no mortgage either.) He refuses my advice and refuses to listen to anybody else. However he does like me and wants to renew his listing. The only reason I'd consider renewing it is because I've gotten other business from it. Is it wrong of me to simply take the listing only in hopes of making money from leads I generate from it? Knowing good and damn well it ain't gonna sell at current list price?
My wife says "hell no, he's an idiot, get the money." I tend to lean that way, especially since he refuses to listen. I mean, the guy has tried it his way now for years and you'd think he would be willing to take advice to dump the thing. I also realize that if it weren't for that listing, I would not have made money with other clients.

As long as you've been honest, seems fine to take the money. You can offer advice but ultimately he's the client so you have to do what he wants, right?
Yup, he's the boss. So I can only work inside what he allows me to do. I've been honest you bet.

When I design web sites sometimes the client asks for something that I know is not the best way to set something up. I explain to them what I think might be a better approach but if they still want what they want, it is their site and I have done my part to steer them in the right direction.

You are paid to represent and offer counsel. The client does not have to listen. As long as the compensation is better than the aggravation then take the money.
When I design web sites sometimes the client asks for something that I know is not the best way to set something up. I explain to them what I think might be a better approach but if they still want what they want, it is their site and I have done my part to steer them in the right direction.

Once I look at it like that...I offer advice and he declines. I'll keep the listing so I can get piggyback more business from it. Why should I care if I make money from him or indirectly from him?

We had an applicant yesterday, maybe in her 50's, who was only 93 lbs according to her DL.This girl my wife works with died today of anorexia. I had been given the details over the last few years, emergency workers who had shown up to take her away, repeated trips to inpatient rehab type centers and finally a feeding tube that was in her 24/7. She was taken away from work last week again in an ambulance and was put in a hospice today with organ failure. She was 67 pounds when she died. Just unreal.

HAHAHAHA!!! I was JUST coming on here to tell you she's on a tangent again. Like she has to worry about some illegal stealing her precious job. She hasn't graduated yet, let alone applied for any jobs, how about getting that done first. She was working at Best Buy for gods sake. And who's to say that person isn't more qualified than her?Those damn illegals!!! I hate Mexicans!
